Cora writes neighbourhood guides. Not the vague "X is a lovely place to live" articles that agents publish and no one reads.
Data-rich, structured guides. Schools — with Ofsted ratings and proximity maps. Commutes — to the nearest city, to Crossrail, to the motorway. Crime data from police.uk. Local amenities: GP surgeries, parks, supermarkets, restaurants. Sentiment — what people actually say about living there, drawn from verified sources.
These guides are formatted specifically for AI citation. They answer the questions buyers are genuinely asking. And because they're structured correctly, AI engines reference them when those questions come up.

The DMCC Act came into force on 6 April 2025. Material information omissions are now automatically an unfair commercial practice. The CMA has enforcement powers. Getting listing copy wrong is no longer just a professional embarrassment — it's a legal exposure.
Liam takes your listing data, writes a clear, accurate, DMCC-compliant description, and formats it for both portal submission and AI indexing. He flags any obvious material information gaps before you publish.

Nora — The Out-of-Hours Receptionist
Nora answers the phone when your office is closed.
40% of buyer enquiries arrive outside normal office hours. 69% of callers will not leave a voicemail. And the average estate agent response time to an online lead is 47 minutes — by which point most of those leads have called the next agent on the list.
Nora qualifies the caller — are they buying, selling, letting, looking for a valuation? — captures their details, answers basic questions about your listings, and books viewings directly into your diary. She escalates anything that needs a human.
She also handles web chat on your site, outside hours. Same qualification logic.

Sam handles the admin that falls through the cracks in every busy office.
After every viewing, Sam sends a feedback request to the viewer — automatically, within the hour, via SMS or email. Vendors and landlords get a structured update: who viewed, what feedback was given, what the next steps are. No more chasing. No more "I haven't had an update in two weeks" from a frustrated vendor.
Sam also triggers review collection at the right moments — post-completion, post-let, post-withdrawal (because a well-handled failure can still generate a five-star review). He integrates with your CRM to ensure no stage is missed.
In the Pro tier, Sam also generates vendor and landlord reports — monthly summaries of market activity, comparable sales, viewings, and feedback, sent directly to your clients.

Raj — The Paid Media Manager
Raj runs Meta and Google Ads for valuation leads and tenant recruitment.
He uses Meta Advantage+ targeting — the algorithm-led approach that identifies your ideal vendor or landlord profile based on location, life events, and behaviour — and combines it with Google search ads that capture high-intent queries ("estate agent valuation [town]", "let my property [area]").
He builds the creatives (with Finn's support on visuals), manages the budgets, optimises weekly, and reports monthly. His reports show cost per lead, not just impressions.
The Grow tier includes management of up to £500 per month in ad spend. Full retainer options (up to £2,000 and £5,000+ ad spend) are available as add-ons.

The technology underneath
Needed: Simple, text-based block. No product logos. Just clean paragraphs.
The department is built on Foundry's stack: an orchestration layer called Hermes, voice tools from ElevenLabs and Retell, video production via HeyGen and Canva, and citation monitoring powered by Spotlit.
You don't need to know any of this to use the department. But if you're the kind of MD who wants to know what's under the bonnet, that's what's there.
